THE DEVELOPER
Kyle Miklas is a recognized leader in large-group luxury vacation rental development, known for building high-impact barndominium-style properties centered around immersive guest experiences. The portfolio has been featured in Business Insider and regional media for their innovative approach to large-group vacation rental development.
The portfolio focuses on large-capacity rentals designed as destination properties with unique experimental amenities, rather than simple lodging.

The Big Sky portfolio spans multiple destination markets across the Midwest and Southeast, including properties in Wisconsin (Spring Green, Arena, Mount Pleasant), Kentucky (Irvine, Lancaster, Mount Sterling), Indiana (Terre Haute), Illinois (Bristol), Tennessee (Sevierville), and Michigan (Marcellus, Big Rapids).

Each property is designed to function as a self-contained entertainment environment — where architecture, recreation, and branding align.
Headlamp Creative Group integrates at the experiential layer of that strategy.

DEVELOPER PERSPECTIVE

Kyle Miklasz, founder of the Big Sky Barnhouse portfolio, describes murals as a foundational element of their development strategy:
"One of my favorite parts of the creative process, from vision to execution, is working with incredibly talented partners who help us design and create elite on-site artwork.
Eric Harold and Headlamp Creative Group have become a core execution pillar across nearly every property we’ve acquired. Across our portfolio, we’ve layered murals into spaces that were already designed to be fun and elevated them even further. Guests experience them throughout nine-hole mini golf courses, golf simulators, indoor pools, our zoo barn with live animals, commercial parks and playgrounds, basketball and pickleball courts, tiki bars, arcades, and more, each one intentionally designed to amplify the energy and bring the space to life.
Here’s why murals are such a foundational part of our strategy:
1. They command attention and stop the scroll. When executed correctly, murals function as permanent, built-in marketing assets. They elevate already unique spaces, instantly capture attention digitally, and help our properties stand out in a crowded market.
2. They dramatically enhance the guest experience. Walking into a thoughtfully designed space brought to life through large-scale artwork creates an immediate emotional response. The energy and sense of place are hard to describe, but guests feel it instantly. That feeling matters.
3. They drive bookings and revenue.
While it’s difficult to assign a precise ROI to murals in isolation, the impact is real and directionally significant. Increased marketability, higher shareability, stronger brand recall, and an elevated on-site experience compound into oversized returns.
Murals aren’t just decoration. They’re a strategic layer of experience, memory, and demand that compounds into durable differentiation.”

Lancaster, KY
Bourbon Trail Destination Integration

The Lancaster property is located within Kentucky’s Bourbon Trail region, where regional identity and tourism connectivity play a significant role in guest appeal.
For this location, the objective was to extend the experience beyond the property itself and visually integrate the surrounding destination into the guest environment.
Installations included:
-
Large-scale interactive Kentucky Bourbon Trail map mural
-
Custom-designed regional locator system identifying nearby distilleries
-
Branded visual integration supporting guest exploration
-
Amenity-focused environmental design tied to local tourism

The interactive mural serves as both an artistic installation and a guest engagement tool — encouraging visitors to explore the surrounding region while reinforcing the property’s connection to its geographic context.

Where applicable, the installation aligns with local tourism relationships and regional experiences, contributing to perceived value and enhancing the property’s destination-driven positioning.

Rather than functioning as simple wall art, the Lancaster installation acts as a strategic amenity — strengthening brand identity while embedding the property within the broader Bourbon Trail ecosystem.
